中古マンションの評価は自分の頭で

しばらく前から，大阪の実家のまわりの中古マンションに注目してる．まぁ今買える訳では到底ないのだが（笑），そうした事情で，やや広域を対象に動向のウォッチは続けている．

以前のエントリでも，中古マンションの角部屋が価格面で大して評価されていない点を不思議に思う旨書いたのだが，どうもそれだけではないようだ．

角部屋かどうかだけではなく，高層階でも，駐車場が付いていても，見晴らしが非常によさそうなロケーションでも，中古の場合は大して価格には反映されてなさそうなのだ．つまり，新築と違って中古マンションってかなり粗くしか査定されてないのではないかと．

もちろん人気マンションを売り出す場合などと同様，売主が訴求点を自覚して高い値付けをしてる例もない訳ではもちろんないのだけど，各種サイトから売主希望価格の数字を拾って適当に集計してみても大きな差が見えて来ない．

こだわりを強くもって丹念に調べると相当掘り出し物があるのが中古マンションなのではないか, という思いを最近日に日に強くしている．このギャップが埋められる前に掘り出し物を探さないと．# って先立つものが,,, (- -;;
